# A renovation wave is coming: what the European buildings directive means for your building

Europe wants the built environment to be emission-free by 2050. To get there, the Netherlands is transposing the revised European directive on the energy performance of buildings — the EPBD IV — in 2026. Homes face no obligations. Non-residential buildings, such as offices, shops and schools, do.

## What changes for non-residential buildings

- **By 2030** the worst-performing 16% of non-residential buildings must be improved. The minimum is comparable to energy label D.
- **By 2033** this rises to the worst-performing 26%. Energy label C is in line with the expected requirements.
- Owners will be able to show compliance through the energy label or through their actual energy use.
- Exemptions include listed monuments, religious buildings and buildings with an industrial function.

The exact requirements are still being worked out, because the calculation method is being renewed first. From 2030 it calculates hour by hour, and the energy label will run from A to G — classes A+ and above disappear.

## What does this mean for your facade?

To be fair: a new film finish doesn't make a building more energy-efficient. Insulation, installations and renewable energy do — and they take budget. That is exactly where it pays to be smart about the rest of the building envelope.

- **Refresh instead of replace.** Window frames, doors and facade panels that are still sound but look dated get a new finish with film. The budget you don't spend on replacement goes to the measures that improve the label.
- **Scaffolding once.** Planning insulation or new installations? Combine the facade work in the same round. Film has no drying time, so it doesn't hold up other trades.
- **Sun control on glass.** Solar control window film keeps heat out and can help limit the energy bill in summer.

## Start with a plan per building

Which buildings in your portfolio fall into the worst-performing group? And which maintenance is already planned? Looking at sustainability and facade maintenance together gets more out of the same budget. The earlier we think along, the more it pays off — you get advice and a calculation.
